Why design matters for a rental apartment

A rental apartment competes for guests on booking platforms, and photos decide most bookings. A coherent, memorable interior helps the listing stand out, justifies a higher nightly rate and earns better reviews. At the same time, materials and furniture must withstand frequent changeovers: we choose durable, easy-to-clean finishes, closed storage for the owner’s supplies and a layout that works equally well for one guest or a family.

How much does an interior design project cost?

A full residential design project starts at $45 per m² in Ukraine and at 200 PLN net per m² in Poland. It includes layouts, 3D visualizations of every room, technical drawings and specifications.

Do I need author’s supervision?

We recommend it for any renovation: the designer visits the site regularly, checks the work against the drawings and resolves issues with contractors. Supervision costs $200 per month in Lviv and 1,500 PLN net per month in Warsaw, with a weekly site visit.

Can we work together from another city or country?

Yes. We have offices in Lviv and Warsaw and work with clients from other cities and countries online: meetings, approvals and documentation are all handled remotely.

What do you need to get started?

Apartment design for long-term subletting by SPACE DESIGN

Designing an apartment for subletting requires attention to every detail. It must be comfortable for the residents, practical and attractive. In this project SPACE DESIGN designed an apartment for several people living independently under one roof.

Focus on independence: two separate bedrooms with en-suite bathrooms

The key requirement was an apartment for two or more tenants. We proposed two separate bedrooms, each with its own bathroom, which gives residents full independence.

Each room has everything needed: wardrobes, desks and storage for personal items. Finishes were chosen to be easy to clean and durable, which matters in a rental property. Neutral colours with decorative accents make the rooms calm and cosy.

Shared space: kitchen, dining room and living room

We combined the kitchen, dining room and living room into one open, bright area where residents can spend time together. Light tones and semi-transparent chairs make the room feel larger, which is important in a compact apartment.

The kitchen has modern appliances and minimalist furniture, so several people can use it at once. Colour accents on the walls and in the living-room decor make the interior lively and attractive for future tenants.

A separate laundry area

A separate laundry space in the corridor gives all residents easy access to the washing machine and keeps the noise away from the rooms.

A practical hallway: hanging cabinet and a place for a robot vacuum

In the hallway we used a wall-hung cabinet with space for everyday shoes underneath, which keeps the busiest area of the apartment tidy. We also built a docking spot for a robot vacuum into the cabinet, so it stays out of sight.

Project results

Every tenant has a private zone, and everyone shares comfortable common areas. Separate bathrooms, a spacious kitchen-living room and smart storage make this apartment well suited to long-term renting.
