Business Center Design Project – The Office Business Center
We need to create a design concept for a business center and develop a comprehensive architectural and design solution for The Office Business Center—an A-class business center.

In a Class A business centre, visitors should find the right floor and office without asking. We built the wayfinding on contrast: black portals, the lift call stand and graphic elements stand out against the warm travertine background. Lobby materials were chosen for heavy daily footfall — durable, easy to maintain and able to keep their look for years. The lobby lighting works both as decoration and as a cue showing where to go next. The SPACE Team’s Decision
Our team contributed to the work on the facades, the landscaping of the surrounding areas, the redesign of the interior spaces, and the integration of utilities and wayfinding between them, and at SPACE DESIGN, we developed the design concept for the business center and created a vision that reflects the center’s status and purpose while taking into account the historical value of the building itself. In addition, we developed customized solutions unique to the design of commercial spaces.
In designing the business center, we chose a limited color palette dominated by a warm shade of travertine. It serves as the backdrop for the space’s decorative and functional accents, which are highlighted by black and decorative elements.
Upon entering the lobby of the business center, visitors immediately notice the reception desk, which was custom-made according to the design project. An evenly lit panel “hovers” above it. This custom solution was developed by our team as part of the design project for The Office Business Center.
The reception area is complemented by other decorative elements, such as doorways highlighted and finished with black porcelain stoneware. They intuitively guide visitors to the next area—the lobby in front of the elevator shaft. Another interesting feature is the elevator call button, mounted on a pedestal built into the floor.
The walls of the stairwell surrounding the shaft feature a non-standard vertical division that directs movement upward and visually elongates the space. The ascent culminates in a massive skylight with a diamond-shaped pattern that covers the entire ceiling area and directs plenty of natural light into the stairwell. This solution is particularly important in the design of commercial spaces.
The main feature of the lobby walls is the decorative plasterwork, which mimics natural stone. This design choice creates a textured surface that cannot be achieved with standard ceramic tile. To highlight the texture of the plaster, we illuminated it not only from the ceiling but also using floor-mounted LED profiles.

How we work on a project
- Introduction: we discuss the task, budget and timeline and visit the premises or plot.
- Contract and brief: we define the function of each zone and your style preferences.
- Design development: layout, concept and 3D visualizations of every space.
- Technical drawings: a complete documentation package for the builders.
- Specification and procurement: selection of materials, furniture, lighting and appliances.
- Implementation: author’s supervision so the result matches the visualizations.
Frequently asked questions
What does a commercial interior design project include?
A brief, a concept, a layout, 3D visualizations, technical drawings and specifications for materials and furniture. If needed, we provide author’s supervision during the works so the result matches the visualizations. Can I order just a concept?
Yes. A concept with visualizations helps you evaluate the idea, compare options and make decisions before investing in the fit-out. It can later be developed into a full working design.Do you make furniture for commercial spaces?
Yes. We work on a design and build basis: we design counters, shelving, bar and retail furniture to custom drawings and coordinate their manufacture, so the furniture fits the space precisely.Do you work in other cities and countries?
Yes. We have offices in Lviv and Warsaw and run projects in several countries: meetings and approvals happen online, and we prepare documentation that local contractors can work with.More projects by SPACE DESIGN
